The short-let property market in Lagos is experiencing a significant profit squeeze as a surge in new listings intensifies competition, according to a recent market analysis. Average nightly rates have fallen by 15% year-on-year in 2026, with occupancy rates also declining, forcing property owners to rethink their strategies.
Market Saturation Drives Down Rates
The influx of new short-let properties, particularly in upscale areas like Lekki, Ikoyi, and Victoria Island, has led to an oversupply. Data from property analytics firm, Estate Intel, shows that the number of active short-let listings in Lagos increased by 28% in the first half of 2026 compared to the same period in 2025. This has pushed average nightly rates down to ₦85,000 from ₦100,000 previously.
According to a report by PwC Nigeria, the short-let segment has become a popular investment avenue, attracting both individual investors and corporate entities. However, the rapid expansion has outpaced demand, leading to a buyer's market for renters.
Occupancy Rates and Revenue Impact
Occupancy rates have dropped from an average of 72% to 61% over the same period, as reported by the Lagos State Real Estate Agency. This decline has directly impacted revenue per available room (RevPAR), a key industry metric, which has decreased by 22%.
One property manager, who preferred to remain anonymous, said, "The market is saturated. We are now offering discounts and added amenities to attract guests, but it's eating into our margins."
Investor Sentiment and Adaptation
Despite the challenges, investor sentiment remains cautiously optimistic. Many property owners are now focusing on niche markets, such as corporate stays and extended-stay options, to differentiate themselves. Others are investing in technology to improve guest experiences and streamline operations.
Industry expert and CEO of a hospitality consulting firm, Kunle Adebayo, noted, "The short-let market in Lagos is not dying, but it is maturing. Those who adapt will survive, while those who don't may be forced out."
