Landgate Investments Limited, a Lagos-based real estate development firm, has pledged to deliver over 800 housing units across Lagos and Ogun states, signaling a significant expansion amid sustained activity in Nigeria's property market. The firm made this commitment during its quarterly business review in Lagos, where board members, management, and staff gathered to assess first-quarter performance. What was initially expected to be a routine internal review became a platform for unveiling new projects scheduled to commence in phases from the second quarter of 2026.
New Projects Unveiled
In a statement, the firm detailed the developments: Morayo Hostels, a 780-unit student accommodation project located opposite Olabisi Onabanjo University in Ogun State; a 300-unit bungalow scheme along the Ibeju-Lekki corridor; and eight units of three-bedroom terrace residences with boys' quarters in Ajah, Lagos.
Strategic Expansion
The company's Chief Operations Officer, Aminat Banuso, stated that the projects reflect a deliberate expansion strategy built around execution discipline, investor value, and market accessibility. She explained that each development is assessed against defined benchmarks before approval, including delivery standards, long-term value for investors, affordability, and contribution to surrounding communities. "Every project we pursue must meet clear internal criteria around quality, value, accessibility, and impact. If it does not meet those standards, it does not proceed," Banuso said.
Banuso pointed to the company's ongoing Ajah development, which commenced in April 2025 and is expected to be completed by May 2026, as a reference for its delivery model as it moves into higher-volume projects. On affordability, she noted that the Ibeju-Lekki development was designed to provide access for mid-income buyers seeking entry into one of the country's fastest-growing corridors, while the student housing project offers tiered investment options for different capital levels.
Community Impact
Banuso emphasized that the company's growth ambitions are tied to both internal execution and broader impact on communities. "The value we deliver externally is a reflection of the standards we maintain internally," she said.
Project Manager Aghorunse Joshua provided further details on execution, outlining a phased delivery approach aimed at maintaining quality across all projects. "Each phase is structured with defined milestones, and completion at every stage must meet set standards before the next begins," he said, adding that the approach allows for better quality control and continuous improvement during construction. Joshua noted that the Morayo Hostels project would be aligned with academic calendars to ensure units are ready for occupancy at the start of each school session.
Focus on Ibeju-Lekki Corridor
Part of the expansion is focused on the Ibeju-Lekki corridor, which has continued to attract investment following developments such as the Dangote Refinery and activities within the Lekki Free Trade Zone. The axis also hosts institutions including Pan-Atlantic University, alongside leisure destinations such as La Campagne Tropicana and Eleko Beach. However, Banuso cautioned investors to prioritize due diligence when acquiring property in the area, particularly with respect to title verification. "Ibeju-Lekki presents real opportunities, but buyers must be careful. Any transaction should be backed by verifiable documentation and a credible development track record," she said.
