This represents a significant increase of about 25% compared to the same period last year, driven by high demand and limited supply in prime locations.
Survey Reveals Sharp Rental Increases
The survey, conducted by a leading real estate firm in Lagos, analyzed rental listings across key neighborhoods on the island, including Ikoyi, Victoria Island, and Lekki Phase 1. It found that the average asking rent for a two-bedroom flat now stands at N13.5 million, with the most expensive options located in high-end developments with premium amenities.
According to the report, the increase is attributed to a combination of factors, including inflation, rising construction costs, and an influx of expatriates and high-net-worth individuals seeking quality housing. 'The market has seen a consistent upward trend over the past two years, and we expect this to continue as demand outstrips supply,' said the head of research at the firm.
Impact on Tenants and Businesses
The surge in rents is putting pressure on tenants, many of whom are now forced to either negotiate longer leases or consider moving to the mainland where prices are relatively lower. For businesses, particularly startups and small enterprises, the high cost of housing is adding to operational expenses, making it harder to attract talent.
One tenant, who preferred to remain anonymous, told our correspondent: 'The rent increase is alarming. My landlord is asking for N15 million for a two-bedroom, which is a 30% jump from last year. It's becoming unsustainable.'
